Sixteen‑Story Building Adds Residential Units to the Brewery Blocks

The Louisa Apartments

This 16-story mixed-use building is set back from the street by a three-story base with ground level retail and two-story townhomes. The LEED Gold project incorporates energy efficient mechanical systems and ecoroofs on the second floor rooftop and the fourth floor terrace. Careful logistics planning and just-in-time material delivery minimized disruption to the tight site, which is surrounded by heavy pedestrian traffic and is adjacent to light rail. Savings during buyout allowed the owner to incorporate $600,000 in architectural upgrades. In addition, Hoffman shaved two months off the original schedule.
