McKenzie Apartments

Working in the congested Denny Triangle, Hoffman delivers a 40-story luxury apartment tower on schedule, meeting stringent quality requirements.

This $189 million, 40-story luxury apartment tower delivers the “highest quality apartment living experience on the West Coast.” Completed on schedule and with no impacts to neighbors, the tower features high-end resident amenities, cutting-edge sustainability, and views of Elliott Bay and the Olympic and Cascade mountain ranges.

The 639,000 SF, 460’ building has 450 units with a spa on level six, a gym on level 39, 8,000 SF of retail space, and seven floors of underground parking. Level 40 of the building also has amenity spaces with a private dining room, club and lounge areas, a dog wash, and outdoor access surrounding the entire space that includes a pet section.

Challenge

Building adjacent to the Amazon headquarters in the Denny Triangle area of Seattle, with only 150 feet of sidewalk and just one side of the project accessible for deliveries, how did the McKenzie team avoid impact to neighbors on this half-block downtown project?

Solution

Hoffman has been building challenging projects on similarly restrictive sites in downtown Seattle for nearly 100 years and has mastered techniques for working adjacent to active streets while maintaining traffic flow and keeping the public and our workforce safe. The safety and downtown site logistics protocols developed on this project, as well our understanding of Clise’s expectations, ensured a smooth, safe, non-disruptive construction process with no impacts to neighbors.

Constructability Innovations

The site footprint on McKenzie was small and the excavation was deep. This meant there was a lot of wall area per floor slab area. The fast path to get up to the tower floors involved pouring the garage floors without the foundation walls. We supported the edges with shoring and filled them in with shotcrete, thus taking the garage walls off the critical path. This saved three weeks in the overall schedule and was cost neutral.
